Warm roof conservatory conversion in Harrogate

A warm roof conversion takes off the old glass or polycarbonate roof and puts an insulated, tiled roof in its place, so the conservatory works as a year-round room. On Checkatrade’s Harrogate page a conservatory roof conversion averages £7,209; the typical spread is £5,203 to £10,034.

Warm roof conversion: new solid tiled conservatory roof with two roof windows on a red brick house

What “warm roof” actually means

“Warm roof” is the everyday name for a solid, insulated conservatory roof. The frames, windows and dwarf walls you have now normally stay put. Everything above them changes: insulation goes in, a tiled or slate-effect finish goes on the outside, and the ceiling inside is plastered.

For a Harrogate home this matters most between October and April. A polycarbonate roof loses heat fast and drums loudly in heavy rain. A warm roof is meant to turn that space into somewhere you’d happily sit in January.

Is your conservatory a good candidate?

A conversion suits you if the frames are sound, the base is level and free of cracks, and cold or heat keeps you out of the room for months at a time. It suits less well if the frames are failing or the base has moved, and LABC names “inadequate foundations” as one of the weak points to look for. On our visit we look at the base, the frames and the posts beside the doors before giving a price.

Size and shape drive the price most. A lean-to has the fewest roof faces; a Victorian or P-shape has the most. Strengthening the base or door posts, roof windows, spotlights and new guttering are extras, and our written quote lists each one separately.

Tiled roof with Velux windows

Worried about losing light? Roof windows can be set into the tiled slopes, or glazed panels used instead. Each window brings daylight back in and gives you ventilation in summer, but it adds cost and takes away some of the insulated area. Tell us which rooms the conservatory joins and which way it faces, and we’ll suggest how many windows make sense.

Building regulations and planning for a warm roof

Changing a see-through roof to a solid one needs Building Regulations approval. LABC says: “If you intend to replace your translucent roof with a new solid roof you’ll need to submit a building regulations application as the change will need approval.” Our quote includes that application wherever one is needed.

Planning is a separate question. The Planning Portal puts conservatories under “the same set of planning rules as any other home extension”, known as “permitted development” rights, and lists “Areas where there may be a planning condition, Article 4 Direction or other restriction” among the cases where those rights are limited. North Yorkshire Council refers to “the 53 conservation areas in the district” and says that within them “planning permission is required for some types of development that wouldn’t normally need it.” If you think your street could be in one, ask the council before anything is booked.

Questions people ask about warm roofs

Do I need building regs for a warm roof conservatory?

Yes. LABC treats swapping a translucent roof for a solid one as a change that “will need approval”, and building control “will inspect the existing conservatory to ensure it can take the additional load of the new roof.”

Does a warm roof conservatory need planning permission?

Often not, but it depends on the house. Listed homes, and homes in one of the district’s conservation areas, need more care, so check with North Yorkshire Council if you’re unsure.

How much does a tiled conservatory roof cost?

Converting a roof in Harrogate averages £7,209 on Checkatrade, and the usual spread runs from £5,203 to £10,034. Roof windows add to that. We price each roof after a visit.

Are solid conservatory roofs worth it?

It depends on what’s wrong with the room now. If it sits empty because of heat, cold or rain noise, a solid roof deals with all three. If you mainly want more light, you may be happier with modern glazing.
